Why do different remodelers charge different prices?

There are many possible reasons as to why different remodelers charge different prices. Some of these include: using different materials or grades of materials, different timelines for finishing your project, or they may use subcontractors that are not insured.

Should I get other estimates?

That is completely up to you! When getting estimates from other remodelers, know that you will not be able to compare apples to apples until each remodeler knows exactly what you want for your project. This can be very difficult to achieve.

KM BUILDERS provides an initial range of what your remodel could cost and if you decide to go further, they will provide you an exact quote with menu pricing that reveals not only KM’s real cost but also the projected overhead and profit. The transparency of our process builds trust and most will avoid playing the “free estimate” game.

What is the difference between an estimate vs. the price?

An estimate is like taking an educated guess on what your project will cost. An estimate provides you with the price range of what your project will cost.

The price of your project provides you with a detailed breakdown of materials and labor used to calculate the exact cost of your project, nothing hidden.

Will buying my own materials save money?

Most likely, it will not. Due to KM BUILDERS’ purchasing power through CBUSA and the TCBG, they are able to secure low, builder-only rates that they pass on to their clients.

How long does the remodeling process take?

The pace of the remodeling design process is entirely client-driven. Some clients prefer to take their time selecting materials and finalizing architectural details, spending months in the design phase. Others move more quickly, either due to a less complex remodel or a more decisive approach.

Project timelines vary based on scope. Smaller projects, like a powder bathroom, start at a two-week build time, while a typical kitchen remodel takes about 6 to 8 weeks. Custom home remodels are evaluated on a case-by-case basis.

What measures are taken to reduce the amount of dust and other debris that results from construction?

When KM BUILDERS begins an interior project, such as a kitchen, bathroom, or bedroom, we build a temporary wall frame using real lumber and wrap it with Tyvek house wrap to create a tightly sealed barrier. This is known as a dust wall barrier. To maintain separation, we install exterior doors within this barrier, allowing crews to enter and exit without compromising the seal.

To further contain dust and debris, sticky mats are placed on both sides of the construction zone to capture dust from shoes. Additionally, we use a HEPA-AIRE filtration system to continuously remove airborne dust, ensuring it never spreads into the home.

What is the first step?

After gathering all your ideas and inspiration for your project, the first step? Set a consultation with KM BUILDERS’ owner, Keith Moehle. He will visit your home and share his extensive remodeling knowledge with you regarding your remodeling project.

What is a design agreement?

A design agreement is a document that KM BUILDERS’ clients sign to give their architecture and design team permission to visit your residence to collect detailed measurements of your home. The designers will then use these measurements to draft the new plans for your home.

Can KM BUILDERS provide an estimate on a house that I do not own yet, but are considering purchasing?

KM BUILDERS can absolutely provide you with a price range of what your remodel would possibly cost! Give the office a call to schedule a consultation with one of KM’s knowledgable Design Consultants.

Who is responsible for securing permits and scheduling inspections?

The KM team will do all the necessary paperwork to gain approval from your HOA and the city for the construction plans as well as securing all necessary permits and inspections. It’s our pleasure to make this process as smooth as it can be for you!

When will KM BUILDERS be able to start my remodel?

Once all the designs and selections have been made, the KM Team will order all materials and fixtures. Once they have all materials in their warehouse, they begin your remodel. This normally takes 2 to 3 weeks from the time the contract has been signed to the first day of demolition.

How does the design phase of the project work?

The design phase of the project starts when a KM Client is first paired with a Design Consultant. KM’s Design Consultants will send the client an initial survey to better understand what their style is and the vision that they have for their remodeling project. The Design Consultant will then schedule a site measure to take detailed measurements of the existing conditions. They will use these measurements to develop the design plans. Once the plans are completed, they’ll be presented to the client for approval. If the client approves, the Design Consultant will then move forward in helping our clients make selections for cabinetry, tile, backsplash, countertops, etc.

Will I be able to select the actual materials that will be used on my job?

All of KM BUILDERS’ clients are able to select the materials used for their project. KM BUILDERS has a quality standard that we use and recommend for materials such as lumber, siding, and cabinetry that clients can choose from. KM’s clients also have the option to select a higher grade of material if they wish.

Will there be any costs beyond the contract price?

There should not be any surprise costs after our clients have signed their final contract. The only costs that could accrue are if the client decides to make a change to the design plans or selections. This might happen if they decide to add to the original scope of work because they are loving the changes that are being made to their home, or they want to expand on the project.

Should I hire an architect first?

That is up to the client’s discretion. KM BUILDERS has seen that things typically work out better for their clients when they do not because sometimes architects do not design within the budget restrictions of the client. This happens because architects may not have up-to-date pricing of what it takes to remodel.

Should I consider moving out of my house during the remodel?

While moving out of your home during the construction is an option, it’s not necessary. The KM Team will stay confined to the remodeling area and will not take up any more space than necessary. They know to respect your privacy in the other parts of your home so you can have peace of mind during the remodeling process.
