BUYING A NEW HOME VS. REMODELING by Keith Moehle

To remodel or not to remodel, that is the golden question. Many homeowners often wonder if it’s worth their time and money to remodel their current home or if they should buy a new home that already has the features they’re wanting. 


Nothing can replace the feeling of buying your first family home. This is the home that you start your family in and begin to raise them. This is where you continue traditions and maybe even start new ones. The first family home will be the home that will have a significant emotional attachment on your heart. So when your family starts to grow or your lifestyle changes, how do you decide to move on to find your forever home or remodel your family home to become a forever home?

Well if you’re thinking about buying a new home to get all the upgrades you want, here are a few things to consider. In terms of overall cost, it will cost less per room to buy a new home than to remodel it. However, the low cost per room is the only cost saving advantage when it comes to buying a new home. Buying a new home comes with a bigger payment and over a longer period of time. In order to have more in your new home that is bigger and better than what you had in your old home, you’re going to have to spend about 100,000 to 150,000 more in your new home. 

Not only will you have a bigger payment, but you’ll also have to pay higher taxes and your home insurance will increase on a new home. With buying a new home, you also have the added cost of hiring movers or renting trucks to help you move. 

With remodeling, your home insurance will not increase and your taxes won’t increase on any interior remodeling. Now if you do a room addition and add square footage to your home, your taxes may slightly increase. With remodeling, you get a better value because you have more custom options to choose from. With buying a new custom home, the builder may have pre-selected custom options to pick from and you still have to pay extra for a true custom kitchen or other custom options. 

But with remodeling, you have a much larger variety of custom options to choose from. If your current home has a certain charm that you already love, you can choose custom options that will accentuate more of that charm! YOU DON’T NEED A DESIGNER IN YOUR REMODEL PROJECT: TRUTH OR MYTH? by Keith Moehle

Most of us like to think we’ve watched enough HGTV shows or have looked at enough Pinterest inspirations to design our own project or tell a contractor exactly what we want in our remodeling projects. But sometimes it takes more than just inspiration to make your remodeling dreams come true.

DIY has become a very popular trend in recent years. Most of us think we can look at any Pinterest picture, find a youtube tutorial for it and put the project together ourselves. Or that we can tell a contractor detail for detail what we want our remodel to look like. While planning out your own vision can cut out the cost of hiring a designer, it can also cause a huge headache. 

As you start knocking down walls and opening up floor plans, you or you and your contractor could start running into problems architecturally. There may have been a load bearing wall you didn't consider, you might have to relocate the plumbing, the AC unit or the water heater which can all turn into added costs to your project. There may be things you or your contractor will not know how to handle. 

But by having both an architectural and an interior designer, you’ll be able to have someone guide your project from beginning to end. Both designers will take time to create a look that is unique to your space and will complement the existing architectural style of your home. KM BUILDERS 2016 AWARD-WINNING ENTIRE HOUSE REMODEL by Keith Moehle

Here is the fourth and final post in a series to show you some of the projects we completed this year that recently won awards of excellence from the National Association of the Remodeling Industry (NARI). This project won a Contractor of the Year Award of Excellence in the category of Entire House Under $250,000.

The homeowners came to us looking for help on a complete remodel of an existing vacation home along the banks of the Blanco River. The home had been flooded during the May 2013 floods and was severely damaged.

The project was a complete gut and rebuild. During the project we also fixed some of the relationships to the bedrooms and modernized the kitchen and all the bathrooms with new materials and tile.

Included in the rebuild was a custom utility room, living room and custom craft room.

The homeowners have a big family and use the home for large gatherings around the holidays and other special occasions, so they requested that we bring back the house for them without radically adjusting the floor plan, as they wanted to have a feeling that it was still the old house.

The result is a gorgeous home the homeowners can use for their large gatherings with the nostalgia of the previous home but even better in that it allows them a better space for the next century of family and friends utilizing the space.
