You’ve finally done it. You have decided that you are going to go through with the room addition that you have been dreaming about for years!

It's an exciting time when you decide to remodel a space and make it your own. You spend hours researching to find the right contractor, you discuss the design selections, and just as your building permits are about to be passed, they don't. And why don't they pass you ask… the answer is building setback restrictions.

Building setback restrictions are standards put in place (typically by your HOA or the city) that restricts what you can do with your property and where you can build. This may not seem particularly fair to you, or anyone really but it's the way it works.

Sometimes your setback is only 10 feet away from your property line, other times it can be 30 + feet. This could make a huge difference in a potential room addition if you were not aware of it in the first place. We want to be honest with our client's, which is why we want to let you know about building setback restrictions before you get too far along in daydreaming about a room addition.

However, there are some things that you can do to bypass these restrictions. Now, these are not a guarantee by any means, but if the current building setbacks restrictions are minimizing what you can do in regards to room addition, it's worth a shot.

Here's what you can do:

  • Get informed: Talk with your HOA to see what the standards are for building setbacks. Ask to see if these are in line with the current setbacks set up by the city because the HOA setbacks may not be updated to meet the city's regulations...

  • Get neighbor's approval: You can try to get an exception from your HOA and the city, but you have to go through your neighbors first. Sending them a written agreement so that they can sign an approval of your hopeful room addition can do wonders for your case!

  • Negotiate: You know the facts, you have the signatures, now it's time to negotiate for the future so you can get the room addition of your dreams. This doesn't always work, but if you are seriously thinking of a room addition, it's worth a shot.

Should I Build on a Pre-existing foundation by Keith Moehle

A lot of homeowners would like a quick fix to get more square-footage by building on a pre-existing foundation, but this can be a recipe for disaster.

We wish that it could be as easy as building on pre-existing foundations, but there are several hurdles we have to go over before we start the process (if it is even possible.)

Here are a few of the issues that we typically run into:

  • The foundation may not be high enough to keep water out.

  • Your foundation may not be waterproof. This means there is not a moisture barrier to prevent water from coming up from the ground into the newly built room which will result in mold and other issues.

  • In most cases, it is not structurally sound so it may be sloped and have lousy drainage.  

  • If you live in the City of San Antonio, you will have to have an engineer sign off on a letter stating your pre-existing foundation will be able to withstand all of the materials that will be on it. It will be tough to get an engineer to sign off on a letter if there is no way of knowing how the foundation was built.

It is a lot cheaper to enclose a pre-existing foundation, but in the long-haul, you could be paying a hefty price for trying to get a quick fix to more square footage.

Room Additions: Can I Build a 2nd Story to My Existing Home? by Keith Moehle

Room additions are a great option for homeowners that need extra space, but don’t want to leave their current home!

Clients are always excited to begin room additions because they are getting substantially more square feet, which can’t be done in any other remodeling project.

There are many different types of room additions, but the more traditional ones include:

  • Building a second story above the existing first story

  • Expanding the floor plan of the first floor

  • Expanding the floor plan of the first floor and build a second story to that as well.

However, when adding a second floor to an existing home some clients are concerned that 1) it won’t look good or 2) they will have foundation problems.

Let’s break down both of these myths:

1)    Our clients are always surprised on how natural adding a 2nd floor actually looks. A second story addition will flow seamlessly with your existing home and will look like it has always been there!

2)    If you are worried about the foundation, the standard for 1-story and 2-story houses are the same! So we are able to build right on top of your existing first floor without you worrying about any future foundation problems.
