Building setback restrictions are standards put in place (typically by your HOA or the city) that restricts what you can do with your property and where you can build. This may not seem particularly fair to you, or anyone really but it's the way it works.
Sometimes your setback is only 10 feet away from your property line, other times it can be 30 + feet. This could make a huge difference in a potential room addition if you were not aware of it in the first place. We want to be honest with our client's, which is why we want to let you know about building setback restrictions before you get too far along in daydreaming about a room addition.
However, there are some things that you can do to bypass these restrictions. Now, these are not a guarantee by any means, but if the current building setbacks restrictions are minimizing what you can do in regards to room addition, it's worth a shot.
Here's what you can do:
Get informed: Talk with your HOA to see what the standards are for building setbacks. Ask to see if these are in line with the current setbacks set up by the city because the HOA setbacks may not be updated to meet the city's regulations...
Get neighbor's approval: You can try to get an exception from your HOA and the city, but you have to go through your neighbors first. Sending them a written agreement so that they can sign an approval of your hopeful room addition can do wonders for your case!
Negotiate: You know the facts, you have the signatures, now it's time to negotiate for the future so you can get the room addition of your dreams.
